{"id":173,"date":"2018-02-15T15:52:13","date_gmt":"2018-02-15T15:52:13","guid":{"rendered":"http:\/\/clt.fc-dev.biz\/?page_id=173"},"modified":"2022-01-15T09:24:18","modified_gmt":"2022-01-15T09:24:18","slug":"petersfield-self-build","status":"publish","type":"page","link":"https:\/\/cltp.org.uk\/projects\/petersfield-self-build\/","title":{"rendered":"Affordable Self\/Custom Build at Reservoir Lane, Petersfield"},"content":{"rendered":"<p>[vc_row][vc_column width=&#8221;7\/12&#8243;][vc_column_text]<\/p>\n<h1>Affordable Self\/Custom Build Housing at Reservoir Lane, Petersfield<\/h1>\n<p>[\/vc_column_text][vc_column_text]<\/p>\n<div>\n<p>The project at Reservoir Lane is for the facilitation of self and custom build homes that remain more affordable than the open market equivalent in perpetuity.\u00a0They are to be reserved for means tested households with local connections. \u00a0The site is also to include a small number of affordable homes for rent to local households, which will be retained by the Trust.<\/p>\n<p>Those households interested in a plot or a home at Reservoir Lane can follow and join the process online at <a href=\"http:\/\/www.reservoirlane.co.uk\">www.reservoirlane.co.uk<\/a>.<\/p>\n<p>Petersfield CLT holds an option agreement with the main landowners and has to date received over \u00a3140,000 in government grants for pre-development costs.\u00a0 The funders, including Homes England, East Hampshire District Council and Petersfield Town Council have backed the proposal for increased affordability in perpetuity.<\/p>\n<\/div>\n<p>[\/vc_column_text][vc_single_image image=&#8221;205&#8243; img_size=&#8221;full&#8221;][vc_column_text]The site, also known as \u2018H11\u2019 is located along Reservoir Lane and indicated on the above arial photograph of Petersfield. It&nbsp;was&nbsp;allocated under policy HP7 for self build housing&nbsp;in the Petersfield Neighbourhood Plan&nbsp;for those with a local connection[\/vc_column_text][vc_column_text]<strong>CLT Objectives at Reservoir Lane:<\/strong><\/p>\n<ul>\n<li>To enable the <strong>transfer of land<\/strong> from its current private site ownership status to private individual plot holder ownership status with model covenants in place to procure specific and measurable increased <strong>affordability in perpetuity<\/strong>.<\/li>\n<\/ul>\n<div>\n<ul>\n<li>To oversee the authoring of a <strong>design code<\/strong> for the site which will govern the character and nature of the development as a whole.<\/li>\n<\/ul>\n<\/div>\n<div>\n<ul>\n<li>To define the scope of each individual plot with a <strong>plot passport<\/strong> so that there are agreed parameters of size, building location, building facing materials and the like.<\/li>\n<\/ul>\n<\/div>\n<div>\n<ul>\n<li>To carry out the <strong>infrastructure<\/strong> that will support the development as a whole, the road, drainage and other utility connections, and site landscape.<\/li>\n<\/ul>\n<\/div>\n<div>\n<ul>\n<li>To enable a wide cross section of the local community to <strong>express an interest<\/strong> in building their own home affordably.<\/li>\n<\/ul>\n<\/div>\n<div>\n<ul>\n<li>To increase the <strong>long-term stock<\/strong> of quality energy efficient homes for those with a local connection.<\/li>\n<\/ul>\n<\/div>\n<div>\n<ul>\n<li>To incentivise the self and custom building of <strong>low energy homes<\/strong>.<\/li>\n<\/ul>\n<\/div>\n<div>\n<ul>\n<li>To facilitate the development of a long-term asset in the community via a supply of affordable homes and a <strong>sense of place<\/strong>.<\/li>\n<\/ul>\n<\/div>\n<p>[\/vc_column_text][vc_column_text]<strong>Example Plot Passport<\/strong><br \/>\nThis illustrates the principles employed on another comparable project to identify for potential plot purchasers the development opportunities and constraints on each individual plot.[\/vc_column_text][vc_single_image image=&#8221;256&#8243; img_size=&#8221;full&#8221; onclick=&#8221;custom_link&#8221; img_link_target=&#8221;_blank&#8221; link=&#8221;\/wp-content\/uploads\/2018\/03\/Example-Plot-Passport.pdf&#8221;][vc_column_text]<small>Note- this is an example only and does not constitute actual advice for any specific site.
